Instead of relying solely on listings or seller-provided information, HouseLens analyzes documents, public records, and legal requirements to uncover what might otherwise be missed. Its goal is simple but powerful: ensure that anyone considering a property can move forward with confidence, backed by real data and structured guidance.

At the core of HouseLens is its AI-driven disclosure and document analysis engine. Users can upload seller disclosures, inspection reports, permits, and other property-related documents, and the system evaluates them for completeness, inconsistencies, and potential risks. If no disclosure is provided, HouseLens automatically generates a comprehensive list of questions tailored to the property and its location, ensuring that critical areas like structural integrity, electrical systems, plumbing, environmental hazards, and past renovations are fully addressed.

A key differentiator is HouseLens’ state-law-first approach. The platform determines where the property is located and prioritizes local regulations, including state disclosure laws, township permit requirements, zoning rules, and rental compliance standards. This allows it to recommend exactly what should be verified, requested, or inspected based on legal requirements—not guesswork. It also evaluates renovations and additions (such as finished basements or sunrooms) to determine whether proper permits and inspections were likely required.

HouseLens also provides a custom inspection planner, recommending licensed professionals—such as structural engineers, electricians, or HVAC specialists—based on detected risks or missing documentation. Alongside this, it generates a Property Transparency Report that summarizes findings, highlights red flags, and offers negotiation guidance, including estimated repair costs where applicable.
