Know Before You Appeal.

AppealRight is an AI-powered property tax assessment analysis specification designed to help property owners understand whether their property may be over-assessed, determine the lowest supportable assessment based on available evidence, and make a more informed decision about whether to appeal. Using detailed property information, tax assessment records, jurisdictional rules, and recent comparable sales, AppealRight produces an appraisal-style market analysis while clearly distinguishing between market value, assessed value, taxable value, and actual tax liability. Its guiding principle is simple: Know Before You Appeal.

AppealRight uses a modular comparable-sales system that searches for recently sold properties within a five-mile radius and prioritizes comparable properties within the same municipality for tax assessment analysis. Only sales from the previous six months are used as qualifying closed-sale evidence, with more recent and more similar properties receiving greater priority. The system evaluates property characteristics, sale conditions, location, size, features, and other relevant factors while giving priority to the lowest credible indicated values. If insufficient comparable properties exist within the municipality, a human-authorized override can allow the system to consider properties outside municipal boundaries while clearly identifying those expanded comparables.

The specification also includes assessment mathematics, anomaly detection, appeal analysis, and tax-risk evaluation. AppealRight can reconstruct how an assessment may have been calculated using applicable assessment ratios, rates, exemptions, caps, freezes, deductions, and other jurisdiction-specific rules. It flags assessment anomalies of at least 20% for additional research and warns property owners when recent comparable sales indicate that their existing assessment may actually be favorable or that an appeal could expose them to a higher assessment. The system also monitors pending and under-contract comparable properties as forward-looking market intelligence, while keeping those transactions separate from closed-sale evidence used for valuation.

Beyond assessment appeals, AppealRight helps property owners identify additional ways to reduce their property tax burden. Its Tax Relief and Assistance modules can identify potentially applicable municipal, county, and state exemptions, rebates, credits, freezes, deferrals, age-based programs, and other assistance programs, while evaluating eligibility and potential savings. When the evidence supports an assessment reduction, AppealRight calculates the potential reduction and estimated tax savings and recommends pursuing an appeal when appropriate. By combining valuation analysis, assessment reconstruction, comparable-sale research, anomaly detection, appeal-risk analysis, pending-market monitoring, and tax-relief discovery, AppealRight provides property owners with a comprehensive evidence-based system for understanding and potentially reducing their property tax burden.
