RecordMesh

Record systems don’t connect—until RecordMesh.

RecordMesh is an open source, modular AI platform designed to bridge the gap between real property law and the fragmented infrastructure of county recording systems. It transforms structured legal intent into jurisdiction-aware documents such as life estate deeds, transfer instruments, and related property arrangements, while adapting those outputs to the specific requirements of the state and county where the property is located. The system is built around the idea that property records are not just documents—they are structured, enforceable data that must align precisely with both legal rules and recording office constraints.

At its core, RecordMesh uses a layered architecture that separates legal reasoning from formatting and submission workflows. The platform interprets user intent, applies state-specific legal logic through modular jurisdiction engines, constructs structured legal instruments, and then validates them against enforceability rules and risk models. This separation ensures that legal structure, compliance logic, and output formatting remain independent and extensible, allowing new jurisdictions, counties, and legal frameworks to be added without modifying the core system.

One of the defining features of RecordMesh is its county recording packet generation system. Each document is automatically converted into a filing-ready bundle that matches the exact formatting and submission requirements of local recording offices, including cover sheets, parcel indexing, margin rules, notary formatting, and supporting tax forms where applicable. This enables the system to move beyond document creation into real-world filing preparation, aligning generated outputs with the operational reality of county clerk systems.

RecordMesh also includes a legal risk and validation engine that evaluates enforceability across jurisdictions, flagging potential issues such as non-self-executing termination clauses, conflicting state statutes, or recording incompatibilities. Combined with its plugin-based architecture for state laws and county profiles, the platform is designed to scale across all U.S. jurisdictions while maintaining traceability, transparency, and modular extensibility.
