DealSignal is an open source AI real estate investment intelligence specification designed to help investors find, evaluate, and manage residential property investment opportunities. Users can describe what they are looking for in natural language, including geographic areas, price ranges, bedrooms, bathrooms, property types, renovation requirements, desired profit, ROI, timeline, and risk tolerance. DealSignal then translates those requirements into structured investment criteria and searches authorized property data sources for matching opportunities.

DealSignal goes beyond property discovery by performing detailed investment analysis. It can analyze recently sold comparable properties, estimate current market value and After Repair Value, measure ARV confidence, evaluate property condition, develop renovation scopes, estimate remodeling costs, and determine whether the projected numbers support a profitable investment. Its market intelligence capabilities can identify changing inventory, pricing, buyer demand, market momentum, and declining conditions that could turn an apparently attractive property into a potential liability.

The specification also includes Zoning and Highest-and-Best-Use Analysis, Saleability Intelligence, Maximum Safe Offer Analysis, Renovation ROI, and Exit Strategy Intelligence. DealSignal can compare strategies such as renovating and selling, selling as-is, holding as a rental, or delaying the sale, while accounting for capital requirements, holding costs, market conditions, liquidity, and downside risk. Its Deal Kill Engine is designed to challenge the investment thesis and actively search for conditions that could cause the deal to fail.

A major feature of DealSignal is its emphasis on transparency and continuous learning. The system tracks data provenance, assumptions, confidence levels, and calculation inputs rather than presenting uncertain estimates as facts. After an investment is completed, the Deal Autopsy module compares forecasts with actual purchase costs, renovation expenses, timelines, ARV, sale price, and profit. This creates a feedback loop that can identify recurring forecasting errors and improve future investment analysis.

DealSignal is designed as a modular, vendor-neutral system. Core investment intelligence remains independent from any single MLS, IDX provider, property platform, contractor marketplace, lender, or AI provider, while optional plugins can connect authorized MLS and RESO sources, public records, zoning and permit databases, construction pricing, financing data, rental markets, GIS systems, property-image analysis, inspection reports, portfolio management, and notification services.

This specification is released under the GNU Affero General Public License v3.0 or later (AGPL-3.0+) and is free to use with required attribution. Attribution-free deployment is available through a Specification Branding License, with fees based on deployment scope and network size.
