Deterministic Refinancing With Renewable Capital.
LoanRenew is an open source specification for deterministic refinancing with renewable capital. It defines a modular architecture for a personally owned refinancing business in which loan repayments are structured around deterministic interest, with realized interest serving as the business’s profit. The specification creates a transparent cycle where capital is deployed into refinancing, repayments generate profit, and a defined portion of that profit returns to the lending pool to fund additional loans.
LoanRenew includes core modules for capital management, Solvra-based deterministic lending, refinancing, mortgage administration, Magistrate Title Services, public-record verification, profit allocation, reinvestment, investor participation, dividend elections, tax reserves, expenses, transparency reporting, capital ledgers, auditing, and governance. The architecture separates business ownership from investor capital participation while providing investors with precise records of their capital, reinvestment growth, dividend earnings, and distribution elections.
A central feature of LoanRenew is its renewable capital model. Thirty-three percent of realized profit is provisionally reserved for taxes, while the remaining profit is divided between new-loan funding and operating allocation. The reinvestment allocation automatically increases participating investors’ capital according to their proportional share. Investors also receive a proportional share of the designated dividend pool and can elect before January 1 of each year to receive those dividends as cash or reinvest them into the lending pool.
LoanRenew is designed around financial and public-record transparency. Mortgage transactions can be connected to title research, recording information, liens, releases, and other applicable public records through the Magistrate Title Services module. The transparency and audit architecture allows capital movements, loan activity, profit allocations, tax reserves, reinvestment, investor distributions, and mortgage records to be independently reconciled while protecting private information that does not belong in public reporting.
The specification is extensible through optional plugins for banking, payment processing, accounting, tax reporting, credit assessment, loan servicing, investor portals, public transparency portals, document generation, notifications, and regulatory compliance. This modular approach allows implementations to remain vendor-neutral while adapting LoanRenew to different technical environments and jurisdictions.
This specification is released under the AGPL-3.0+ license and is free to use with required attribution. Attribution-free deployments may obtain a Specification Branding License, with fees based on usage, deployment scope, and environment size.
